Photo-Ready Checklist for Selling Your Phoenix Home
Photo day is the most important day of your listing. North Valley buyers see your home online long before they drive up; this checklist is what I run with my sellers the night before the camera arrives.
The night before photos, run this list.
Photo day is the most important day of your listing, because your photos are your first showing and reach the most buyers. A little prep makes the difference between scroll-past and book-the-showing. Here is the checklist I run with my sellers.
The photo-ready checklist
Every light on, every bulb working and matched, all blinds and shades open.
All flat surfaces cleared: counters, tables, nightstands, bathroom vanities.
Personal items, paperwork, and fridge magnets put away.
Floors vacuumed and washed, beds made, towels neat and matching.
Trash cans, cords, pet bowls, litter boxes, and pet gear out of sight.
Cars out of the driveway and off the front of the home.
Yard tidy: mowed, trimmed, leaves cleared, hose coiled, entry swept.
A final walk through the camera's eye, room by room.

Common questions
- When is the best time of day for real estate photos in Arizona?
- Photographers often shoot exteriors in morning or late afternoon for softer light. Interiors need every light on regardless of time. I coordinate timing with the photo team.
- Should I be home during the photo shoot?
- Most sellers step out so the photographer can work efficiently. Pets should be off-site too.
- How long does a listing photo shoot take?
- Plan two to three hours for a typical single-family home, longer for large or heavily landscaped properties.
